Market Commentary: European Real Estate: When Specialization Meets Scale

Last year, we observed growing interest in European real estate as capital markets began to stabilize following a period of geo-political uncertainty, interest rate volatility and tariff wars. According to CBRE, total-returns in Europe (ex-UK) over the next five years are projected to outperform the U.S. and Asia Pacific by approximately 120 basis points and 80 basis points, respectively. While those predictions are noteworthy, and align with what we’re hearing from investors, we thought it was worth digging into the data to see if capital is in fact flowing into Europe, and crucially, where it is heading.
