Hodes Weill & Associates acted as co-exclusive financial advisor and placement agent to ElmTree Funds (“ElmTree”) in the recapitalization of a $950 million net lease portfolio with a wholly-owned subsidiary of China Life Insurance Group (“China Life”), the largest financial insurance corporation in China. The investment partnership was formed to acquire up to 50 assets, owned primarily by ElmTree Net Lease Fund II. ElmTree will continue to serve as asset manager of the portfolio and employ a core/core-plus investment strategy. 



Hodes Weill advised ElmTree Funds in connection with the $950 million portfolio recapitalization. The majority of the assets in the portfolio were recently constructed build-to-suit properties, primarily leased to investment grade tenants and situated in secondary and tertiary markets. This strategic partnership reflects the appeal of ElmTree Funds’ platform and the strong outlook supporting commercial real estate net lease investments. As a result of the transaction, China Life was provided with immediate income and scale in the U.S. net leased market. 

In connection with this transaction, Hodes Weill advised and assisted ElmTree in due diligence, structuring and negotiations with targeted institutions, including China Life.
